There are a lot of things to consider when choosing a home near Disney.  First and foremost, are you looking for a Vacation Home near Disney for investment purposes?  Or are you looking for a residential home to live in?  Vacation homes and residential homes are both available near Disney World in Kissimmee, Florida.  

Vacation homes are located in communities that are zoned for Short Term Rentals.  Some people live in these communities year round.  Other people prefer to be in a communtiy where the neighbors don't change weekly.  Knowing which type of home community you prefer is helpful to know up front.

Vacation home communities are often FULL of amenities.  However, some residential communities may also be full of amenities as well.  The more the amenities offered in a community, you will typically see higher Homeowner association fees.  Keep in mind the budget you are working with. Lenders take HOA fees and taxes into consideration when determining the price range you may purchase in!

What kind of Florida lifestyle are you seeking?  This is another important question you should know before looking for a house.  Activities you may be seeking could include

• canoeing
• playgrounds
• boating and/or boat docks
• community pool(s)
• game and theater rooms

If you aren't looking for HOA fees at all, you may be more limited on homes in the Orlando/Central Florida area. However, it is possible to locate homes without HOA fees.
